1) Braemar main pattern
Start with your room area in square metres. For hallways with doorways and cuts, add a sensible allowance.

2) Bronte border

- Corners: some borders use corner pieces or a cut/mitre method (we’ll advise)
- Tip: order a little extra for neat cuts and future repairs

How much do I need?
Main pattern (m²)
- Measure your floor area: Length × Width (in metres).
- Multiply to get m².
- Add wastage: +10% (simple) or +12–15% (hallways/doorways).
Example: 4.0m × 1.2m = 4.8m² → add 12% = 5.38m² (round up to ordering units).
Border (linear metres)
- Measure around the perimeter of the pattern area.
- Subtract door openings if the border won’t run through them.
- Add a little extra for cuts and tidy corners.
Example: (4.0 + 1.2 + 4.0 + 1.2) = 10.4m border run → add a little extra.

Fitting tips (simple and practical)
Before you start
- Make sure the subfloor is flat, clean, and stable.
- Dry lay a small section first to confirm the look and spacing.
- Plan your centre lines so cuts land neatly at edges and thresholds.
During fitting
- Keep joint widths consistent (many Victorian installs aim for a fine joint).
- Check the border stays square as you go — it’s what “frames” the whole floor.
- Cut carefully around door frames and vents; this is where wastage usually increases.

Grout colour and finishing touches
